Conveyancing explained
What is conveyancing?
The legal work of transferring ownership of a property from one person to another.
What a conveyancer does
Checks the title, orders searches, raises enquiries, handles the contract and moves the money.
Fees and disbursements
The firm’s legal fee, plus costs paid to others such as searches and Land Registry fees.
Searches
Checks on the property and area: local authority, drainage and water, environmental and more.
Enquiries
Questions your solicitor raises with the other side after reviewing the paperwork.
Title
The legal record of who owns the property and any rights or restrictions on it.
Freehold and leasehold
Whether you own the building and land outright, or a lease for a set number of years.
Exchange and completion
Exchange makes it binding. Completion is when the money moves and you get the keys.
After completion
Your solicitor pays Stamp Duty where due and registers you as the new owner.

Questions
How much does conveyancing cost?
It depends on the price, tenure and complexity. Compare the total including disbursements, not just the legal fee.

Many purchases take around 8 to 12 weeks, but there’s no fixed timeframe.
Read the full answer →Do I need a local solicitor?
