What happens on completion day?

Updated September 2026England & Wales4 min read

The short answer

On completion day, the buyer’s solicitor sends the money to the seller’s solicitor. Once it arrives, the seller’s solicitor confirms and the estate agent releases the keys. In a chain this happens in sequence, so keys can arrive anywhere from late morning to the afternoon.

Why?

Completion is the day ownership changes hands. Money moves through each solicitor in the chain, so a delay at one point holds up everyone after it.

What can cause problems?

  • Funds sent late or held by bank checks
  • A delay further down the chain
  • The seller not having moved out
  • Removals booked too early in the day

What should you do?

  • Check funds are with your solicitor before the day
  • Book removals with a flexible start
  • Take meter readings and photos
  • Collect keys once the agent confirms
  • Keep your phone on for your solicitor

What happens next?

  1. 01Funds are sent
  2. 02Seller’s solicitor confirms receipt
  3. 03Keys are released
  4. 04You move in
  5. 05Your solicitor pays Stamp Duty where due and registers you
